What Your Budget Gets You

Around $300,000 to $400,000 you will find solid single family homes in established neighborhoods, entry-level condos in beach communities, and updated townhomes in newer communities like Viera.

In the $400,000 to $700,000 range the options open up considerably. You are looking at well-appointed single family homes in Viera and Melbourne, updated beach area homes, and waterfront properties on canals and rivers throughout the county.

From $700,000 and up you are accessing the luxury and waterfront market – direct ocean or riverfront properties, larger estate homes, and some of the most beautiful real estate on Florida’s east coast.

Practical Things to Know Before Relocating to Brevard County, Florida

Homeowners insurance in Florida has become one of the most important considerations for buyers. The insurance market has tightened significantly in recent years and premiums have risen. We always recommend that buyers get insurance quotes early in the process – before they fall in love with a property – so there are no surprises at closing. Flood zones are another important factor, particularly for properties on or near the water. Not every waterfront property is in a high-risk flood zone, but it is essential to understand what zone a property is in and what flood insurance, if required, will cost. HOA communities are very common in Brevard County, particularly in newer developments and condo buildings. Some buyers love the structure and amenities they provide.
