Del Webb at Viera: A Complete Guide to Brevard County’s Premier 55+ Community

If you have been thinking about retiring in Florida, Del Webb Viera Brevard County’s premier 55+ community deserves a close look. Located in the heart of Brevard County on Florida’s Space Coast, this master-planned active adult community is redefining what 55+ living looks like in Central Florida. Andy and Abby Barclay have been helping buyers explore Del Webb at Viera since its earliest phases, and they are here to walk you through everything you need to know.

What Is Del Webb Viera?

Del Webb at Viera is a gated 55+ active adult community built by Del Webb and Pulte Homes, situated in Viera, Florida – one of Brevard County’s most sought-after master-planned areas. When complete, the community will have approximately 1,300 to 1,500 home sites offering a mix of single-family homes and villa-style residences. Prices start in the low $400s and reach just over $1 million for the largest waterfront lots, making it accessible to a wide range of buyers.

The community is designed around an active, social lifestyle. A full-time lifestyle director keeps the social calendar full with clubs, events, and activities for every interest. Golf cart culture is strong here – Viera’s wide, well-maintained streets make it easy and enjoyable to get around without a car. And the location could not be better: Del Webb Viera sits just 5 miles from the beach, 3 miles from the Brevard Zoo, and about 10 miles from Port Canaveral.

The Amenities at Del Webb Viera Brevard

Del Webb at Viera already has an amenity center up and running for current residents, but the real showstopper is the 30,000 square foot activity center currently under construction. When it opens, residents will enjoy a zero-entry resort pool with lap lanes, a tavern and grill, fitness center, pickleball courts, tennis courts, bocce ball, and a full schedule of organized activities and social events. This is not a community where you will struggle to find something to do.

The Home Series at Del Webb Viera Brevard

One of the things that makes Del Webb at Viera stand out is the variety of home designs available. There are three distinct series – Scenic, Distinctive, and Echelon – each offering multiple floor plans to suit different lifestyles, budgets, and space requirements. Andy has personally toured every model home on site and has videos walking through each one in detail. You can explore all of the available Viera communities and homes here.

The Scenic Series

The Scenic Series features 40-foot home sites and includes three floor plans – the Contour, Compass, and Hallmark. These are the most compact of the Del Webb homes, but do not let the size fool you. The Contour comes in at just over 1,400 square feet with two bedrooms and a flex space, while the Hallmark offers 1,655 square feet and up to three bedrooms. Both models make excellent use of their space and are ideal for buyers who want a comfortable, right-sized home without a lot of extra square footage to maintain. Many lots in this series have water views, and pool-ready lots are the norm rather than the exception. You can watch Andy’s tour of the Contour model and the Hallmark model on YouTube.

The Distinctive Series

The Distinctive Series sits on 50-foot lots and offers five floor plans – the Prosperity, Mystique, Palmary, Mainstay, and Prestige. Three of those floor plans have model homes on site. The Prosperity starts at 1,670 square feet with two bedrooms and a flex space. The Mystique steps up to 1,889 square feet and can be configured with up to four bedrooms. The Palmary – the largest of the three Distinctive models on site – comes in just under 2,000 square feet with a huge open kitchen, formal dining, a walk-in pantry, and some of the most impressive living space in the series. All Distinctive series homes are pool-ready, and fencing is permitted for those with pets or grandchildren who like to visit. You can also watch Andy’s tours of the Mystique model and the Palmary model on YouTube.

The Echelon Series

The Echelon Series is Del Webb at Viera’s flagship collection, built on 64-foot lots – the largest in the community. There are five floor plans in this series: the Stardom, Stellar, Reverence, Renown, and Stellar Grand, ranging from just under 2,300 square feet to over 3,500 square feet. Two models are currently open – the Stardom at 2,200 square feet and the award-winning Renown at just over 2,800 square feet. The Renown features three bedrooms, three and a half baths, a three-car garage, coffered ceilings, a large kitchen island, and a brilliant design detail that allows laundry room access directly from the primary closet. The Echelon homes are where you will find most of the community’s waterfront lots, and nearly all of these homes can accommodate a pool. You can also watch Andy’s tour of the Stardom model on YouTube.

Across all series, Del Webb at Viera homes come with natural gas – a feature many buyers from out of state specifically look for – along with energy-efficient, wind-rated windows, quartz countertops, Whirlpool appliances, and a 10-year structural warranty. A design studio is on site for buyers who want to customize their finishes from the ground up.

The Location

Viera is consistently ranked among Florida’s top master-planned communities, and it is easy to see why. The Avenues at Viera offers a wide range of shopping, dining, and entertainment right around the corner from the community. A Costco is nearby. There is a Space Coast Stadium for baseball fans. Miles of walking and biking trails wind through the area. And when you want the beach, it is a short drive east.

Del Webb at Viera also sits in a prime position for access to the broader Space Coast. Kennedy Space Center, Port Canaveral, and the beaches of Cocoa Beach and Melbourne Beach are all within easy reach. For buyers relocating from out of state, the Brevard County relocation guide is a great place to start learning about the area. The proximity to Orlando International Airport – roughly an hour away – is also a significant draw.

A Note on Buying New Construction at Del Webb Viera Brevard

One thing Andy wants every buyer to know before they visit Del Webb at Viera – or any new construction community – is the importance of having your own representation from the very first visit. The builder’s sales team is friendly and knowledgeable, but they work for the builder. That means their job is to represent the builder’s interests, not yours.

Many builders, including those at Del Webb, have what Andy calls the threshold rule. If you walk into the model home without your agent and register with the builder’s representative, you may inadvertently forfeit your right to independent representation for the rest of the purchase process – even if you already have an agent you planned to use. The safest approach is to have Andy or Abby accompany you on that very first visit, even if you are just looking around and not sure you are ready to buy.

Andy has over 20 years of experience in new construction sales and stays current on all builder incentives, lender incentives, and agent incentives available at Del Webb at Viera. Having that knowledge in your corner can make a real difference in what you ultimately pay and what you get included in your home.
