What New Construction Brevard County Looks Like in 2026
Brevard County has become one of the more active new construction markets in Florida, driven by a combination of factors that aren’t going away anytime soon. The aerospace economy anchored by Kennedy Space Center, SpaceX, Blue Origin, and a growing cluster of defense and tech employers has created sustained demand for housing from a workforce that wants quality, not compromise. Add to that a steady flow of retirees and relocating families from higher-cost markets, and the result is a new construction pipeline that has been running at full capacity for several years.
The activity is concentrated in a few key areas, with Viera accounting for the lion’s share. However, there is also significant new construction happening in the Palm Bay area, on north Merritt Island, and in Titusville – markets I work regularly and plan to cover in dedicated posts as this blog series continues. For now, this guide focuses on the communities where new construction Brevard County inventory is most active and most relevant to the broadest range of buyers. Viera is the epicenter of new construction Brevard County activity, and it has been for more than a decade. What makes Viera different from most master-planned communities is the level of intentionality behind the planning. Walking trails, parks, A-rated schools, the Avenues shopping district, Costco, medical facilities, and easy access to I-95 and US-1 – it’s all there by design, not accident. Within Viera, the new construction activity spans a wide range of neighborhoods and price points, with builders including Viera Builders, CDS Builders, Joyal Builders, Stanley Builders, and Pulte Homes for Del Webb – several of many active in the community. Reeling Park and Kerrington are two of the most established sub-neighborhoods, along with Pangea Park and Laurasia, which bring their own distinct character and buyer profiles. Reeling Park and Kerrington have completed homes with established landscaping and a genuine community feel. Pangea Park is designed with multi-generational living in mind, starting in the $450s, while Laurasia offers uniquely flexible floor plans starting in the $700s.
Trasona and Heritage Isle represent communities where new construction Brevard County activity has been particularly strong, with a mix of move-in ready inventory and to-be-built options depending on timing and builder availability.
The current active neighborhood list on Viera’s website also includes Crossmolina, Avalonia, Farallon Fields, Aripeka, Modern Duran, and Adelaide – ranging from the upper $400s all the way to multi-million dollars for the luxury golfside and lakeside products. Viera is only about halfway built-out, with roughly 15,000 homes currently developed and another 15,000 planned. The variety of price points and lifestyle options within a single master-planned community is genuinely unusual in Florida, and it’s one of the reasons Viera consistently ranks among the top-selling master-planned communities in the country.

Del Webb at Viera – New Construction Brevard County for 55+ Buyers
For buyers 55 and older, Del Webb at Viera is the standout new construction Brevard County option – and frankly, one of the strongest active adult communities in all of Florida. Built by Del Webb and Pulte Homes, this is a gated, resort-style community with a clubhouse, resort pool, fitness center, pickleball courts, and a golf cart culture that makes it genuinely easy to live without getting in your car all day.
The community is organized around three series of homes. The Scenic Series starts in the mid-$300s with floor plans ranging from roughly 1,400 to 1,600 square feet on 40-foot lots. The Distinctive Series steps up to 50-foot lots with plans in the 1,600 to 1,900 square foot range. The Echelon Series tops out the community with 64-foot lots and the largest floor plans, running from around 2,200 to over 3,000 square feet – some with three-car garages and high-end finishes throughout. Waterfront lots are available across all series, and natural gas throughout the community is a detail that matters to buyers who prefer cooking with gas.
At roughly 1,300 to 1,500 homes at buildout and about five miles from the beach, Del Webb at Viera hits a lot of checkboxes for the active adult buyer who doesn’t want to compromise on lifestyle or location. New Construction Brevard County Along the Beaches
Beachside new construction on the Space Coast is genuinely rare, which is what makes The Vue at Satellite Beach worth knowing about. Developed by Maronda Homes, The Vue is a gated community of 72 homesites located approximately 800 feet from Hightower Beach Park – one of the most popular beach access points in Brevard County. With six floor plans ranging from approximately 2,000 to 3,500 square feet, a community pool, and a location that puts buyers close to L3 Harris, SpaceX, Blue Origin, and Patrick Space Force Base, The Vue appeals to a wide range of buyer profiles.
New construction this close to the beach almost never comes at this price point anywhere in Florida. The combination of Maronda’s production building model, a non-oceanfront location that still delivers easy beach access, and a barrier island address makes The Vue genuinely worth a look for buyers who want new construction and beach proximity in the same package.

What to Know Before You Visit a Model Home
This is probably the most important thing I can tell any buyer exploring new construction Brevard County communities, and it doesn’t get said often enough: do not walk into a new construction model home without your buyer’s agent. When you register at a model home – even just to tour, even if you have no intention of buying that day – the builder logs your information. In many cases, that registration is treated as the builder’s first point of contact with you, which can affect or eliminate your right to buyer representation on that transaction.
I’ve seen buyers lose their representation rights simply by stopping into a model home on a weekend drive without thinking twice about it. The solution is simple: call me before you go. I can either accompany you to the model home or register on your behalf in advance to ensure your representation rights are protected from the start. In many cases builders often cover the buyer’s agent commission as part of their standard sales program, though this varies by builder and community and is something I’ll walk through with you before we visit any specific development.
Working with a Buyer’s Agent on New Construction Brevard County
New construction transactions are not the same as resale transactions, and buyers who go in without representation are often at a disadvantage they don’t fully appreciate until they’re already in contract. The builder’s sales representative works for the builder. Their job is to sell homes and protect the builder’s interests – not yours.
